Aqualane Shores is primarily a single family home area immediately south of what is referred to as Old Naples, sandwiched in between Old Naples and Port Royal. Some may be tempted to think of Aqualane Shores as a cousin to Port Royal but with smaller lot sizes. Like Port Royal, many of the major residences are situated on deep water ways with direct Gulf access, meaning that there are no bridges to go under to access the Gulf of Mexico.
Because so many of these residences are situated with direct Gulf access, Aqualane Shores would most definitely be considered a boating community. There is no room for new construction, unless one is inclined to buy an existing residence which may be 15 – 25 ++ years old and to be considered a tear-down because by this time, the value of the ‘dirt’ far surpasses the current value of the existing residence.
Aqualane shores is not a ‘gated community’. There is no club house, no golf courses and no tennis courts. A buyer wants to live there because of the location for boating, ease of beach access and very close proximity to Fifth Avenue and the Old Naples downtown area with their many restaurants and high end shopping.
At the time of this writing (Nov. 2013), there was actually one condo on the market having 1100 square feet and its own covered dock asking $595,000. Single family options jump to $1,800,000 to $8,000,000.
