Pelican Bay, FL real estate was probably the first large planned development in the Naples market place. While Pelican Bay is not ‘gated’ as a community, there are sections / associations within Pelican Bay which are gated. The ‘draw’ to Pelican Bay is that there are two primary beach areas which provide all the beach furniture / restaurants / bars and the all important restrooms. These beach areas are accessed by boardwalks which meander through about 1/3 of a mile of beautiful federally protected mangrove forest. Whereas the actual beach is public, the beachfront facilities are private and can be used only by Pelican Bay owners and their guests and any tenants. It is most likely the beach amenity more than any other reason which protects and drives property values in Pelican Bay, Florida. There are actually three beachfront areas if one includes the Bay Colony Beach Club which is a beach club exclusively for residents living in Bay Colony, a gated enclave within Pelican Bay. You can search Bay Colony specifically as one of the other Communities in this list.
As for amenities within Pelican Bay: (a) There is The Club at Pelican Bay, an equity (optional) golf club consisting of a major club house and 27 holes of golf. Whereas the club house tends to be the center of social life in most communities, in Pelican Bay, it is the beach areas with their restaurants and bars which become the center of social life in Pelican Bay in my opinion. (b) Pelican Bay has two major tennis commons areas … south courts and north courts. Almost without exception, all tennis courts in Naples FL real estate market and the Bonita FL real estate markets are clay … green Har-Tru. In any of the communities starting with the word ‘Pelican’, membership for use of the tennis facilities would be considered ‘bundled’ as it comes automatically with ownership the cost of which is included in the master association HOA fees. Even if one does not play tennis, the tennis is part of the ambiance of the community the cost of which is absolutely minimal over a year’s time. (c) There is a major fitness facility as part of the north tennis complex and like the tennis program, the cost of the fitness amenity is included as part of the master HOA fees.
Entry level in Pelican Bay, Florida is going to be somewhere around $300,000 for a smaller 2/2 condo with about 1200 square feet. These units will be back away from the beach but West of what is known as The Trail or Tamiami Trail or simply 41. Once one transitions from condominium over to significant estate homes, prices will cap out at around $25,000,000.
