The Brooks is a large master planned community in Bonita Springs FL which is divided into four major and different gated communities. Spring Run is a bundled golf membership community having 840 front doors or memberships with one major golf course. Copperleaf is also a bundled golf community having 570 front doors or memberships with one major golf course. While Spring Run and Copperleaf do have tennis facilities, neither community is thought of as a tennis community. Lighthouse Bay is the fourth community in The Brooks but has no golf facility. Lighthouse Bay does have an active tennis program.

Shadow Wood is the largest of the four gated communities in The Brooks. There are approximately 1400 front doors or addresses. Residential styles start with a 2+den condo with a 2-car garage to villa product and to large custom estate homes. There is a home for every lifestyle depending on one’s financial comfort level. Shadow Wood has 3 major golf courses and 9 Har-Tru tennis courts with optional equity memberships.

The community is built around the concept of a country club atmosphere. The club is membership owned. Whereas equity membership is purely optional, there are many who chose not to be a member. For those that do, there are three levels of equity membership: Full membership which includes golf / tennis and social; tennis memberships which includes just tennis and social with the right to play golf during the summer season; and finally, just social which gives one the ability to use the club house for dining and other social events such as a fun Happy Hour almost every Wednesday night which includes a very affordable buffet. Let’s just say it is a Gathering in a very casual environment !! There are no food or beverage minimums.

For golfers, there are three major courses with memberships capped at 325 per 18 holes. For tennis members, there is a full tennis program with active league play at all levels. There seems to be a clinic going on all the time. There are 9 Har-Tru courts

Owners in Shadow Wood also have access to The Commons, a private Brooks amenity which provides access to the Gulf of Mexico beach front area with all furniture, restrooms, sandwich bar and private parking; Rosie Spoonbill’s a very nice casual restaurant which really come in handy during Prime Season when public restaurants are so crowded; a fully staffed world class fitness center with lap pool; and the Enrichment Center which is responsible for organizing all sorts of activities such as continuing education classes, trips to shopping areas and concerts On The Green, a large expanse of beautifully maintained landscape overlooking a large lake. The Naples symphony Orchestra and groups such as Blood Sweat and Tears have given concerts in the past.

As noted earlier, a significant advantage to The Brooks in general is that there is a residential style, price range and amenity package for almost every comfort level. This is particularly true in Shadow Wood. Condo prices start in the mid $200s and range up to the $600s, villa prices will range from around $400,000 to the high $900s with single family homes ranging from the high $600s up through $3,000,000. For clarification purposes, villa and ‘single family style homes are both single family as far as ownership is concerned. However, a villa typically will have a zero lot line whereas a single family residence will tend to have a larger lot as well as space between residences.
